Designers do charge quite a bit just to show up.

Then you're relying on them to find the appropriate builder that maybe will deliver the quality. If they are spending time to locate another builder that of course they will be tacking money on top of that as many may or may not understand.

There's no middleman to pay for and the projects can move a lot smoother because there's nobody in between us and the client directly. Some people use a designer as a safety net to not have to manage all that, but once we make the deal with each other, there should be very many questions left. You will have confidence in knowing how to even hire future builders because of the expertise that comes across when I am speaking about your project.

I do provide simple sketches (See attached - Not full renderings)
These sketches are drawn over photos of your property.

It's definitely not the same as a rendering, but we can get those done for additional fee. We believe the sketches are more than enough to get a good idea on what you're going to receive
